Project Description
This project involved the design and construction of a major extension to the North Terminal at Gatwick Airport. The works included a new 30,000m² extension of the existing Check-in Hall. This required the construction of a 3-storey, 4 bay deep extension to the southern end of the Terminal that contained a new check-in zone at Departures level and a double height extension to the Reclaim Hall at Arrivals level to provide 2 new international reclaim belts and 2 new domestic reclaim belts.
The project also provided a new 11,000m² extension to the existing Departures Hall. This involved the construction of a single-storey extension to the east side of the Terminal at Departures level over the existing upper forecourt area to provide additional circulation space, and ticket desk provision to the front of the terminal building.
Our Role / Scope
Full pre and post contract quantity surveying services including contract administration and cost engineering. Initially our involvement on this project was to provide strategic guidance on the Procurement and Contracting Strategy that would deliver the best value for our Client. It was our recommendation that the current strategy and incumbent Contractor were not delivering best value or best placed to capitalise on the market conditions predicted during the currency of the Contract. We implemented, and delivered, a two stage competitive tender process with Stage 1 based upon preliminaries, programme and fee delivering £4.4M of savings. We were subsequently invited to continue providing all of the Post Contract support for the Client.
Stage 2 of the tender process was the procurement of prime cost activities within a Target Cost. We were instrumental in driving the Contractor in determining their procurement and contracting strategy for their Supply Chain from development of the initial tender list, throughout the tendering process, until final approval of the Tender Recommendation report. This collaborative working delivered £1.1M in buying gains alone from the initial estimates and a further £2.9M in inflationary costs which were mitigated.
